The single most effective way to build wealth in real estate? By asking yourself a simple question each time you go to a seller’s home to list it: Do I want to sell this home, or do I want to buy this home?

When approaching a listing, instead of solely thinking about selling the property and earning a commission, consider whether it would be a smart to forgo the commission and purchase the property for your investment portfolio instead. This dual approach offers a clear advantage: you’re positioned to either facilitate a successful sale and earn a commission or acquire a valuable asset for long-term wealth building. Cost Savings: Direct purchases eliminate the need for seller commissions, allowing for a potentially lower purchase price. This saving can be particularly advantageous if you’re able to negotiate a deal that is beneficial for both parties.
Market Discount: Because you are purchasing the property without commissions, you will be able to acquire the property at a lower price, potentially even lower if the seller find additional value in being able to simplify the process and move more quickly.

Ethical Considerations

It’s critical to approach these opportunities ethically. Transparency with the seller about the value of their property, the potential sales price on the open market, and difference between the market value and your offer is key. You must educate your client on all of their options. Failure to do so is unethical. Ensure the seller is fully informed and comfortable with the arrangement, and always adhere to industry standards and regulations.
